  1.  UPDATE YOUR HOME    New home development has exploded in the Cumming area, and now more than ever, getting top dollar for your home will REQUIRE some key updates.  Homes that are not updated, and often in need of some TLC, can easily sell for 30-40% less than homes in the same neighborhood that are updated.   MAKE SURE YOUR UPDATES ARE WHAT YOUR POTENTIAL BUYERS ARE LOOKING FOR.    Determine your target buyer and design with them in mind!  Young couples today are looking for clean lines and a more contemporary design than they were in the 90’s.  Granite is still popular, but white marble counters are making a comeback, along with subway and glass tiles.   If updating the bathroom, perhaps a square undermount sink instead of the traditional round or oval ones will give your home that extra consideration by buyers.  
  2. GIVE YOUR HOME A FRESH COAT OF PAINT INSIDE AND OUT    When painting to sell your home you should keep colors neutral, particularly inside.   Nothing is more off putting to a buyer than a variety of colors that don’t match their tastes or furnishings.   Builders paint thier homes “builder beige” for a reason.  So if you are going to invest the time and money to paint the interior, which I strongly recommend, MAKE IT APPEAL TO ALL BUYERS.   Of course, outside colors can vary depending on the area you live in, but here in Cumming, I recommend you go with the updated craftsman style colors.   Drive through the new home communities in your area and ask the on site agents if they have any information about their most popular design/color choices that they offer.   
  3. FRESHEN UP THE LANDSCAPING     This is the first thing buyers will see when they arrive at your home and will influence them before they even get to the front door, let alone inside.  I’ve had buyers refuse to even get out of the car if the exterior and yard are unkept.   Remove any dead shrubs or plants and put down a fresh layer of mulch in the beds.   Keep the grass mowed so buyers will not see your home as a job before they even move in.   AN ATTRACTIVE YARD WILL ATTRACT MORE BUYERS THAN YOU CAN IMAGINE.
